How to Find a Real Estate Investor
Real estate investors can be very useful for numerous real estate transactions whether you’re looking to invest in passive income properties or trying to sell a rundown property. However, real estate investors are not always easy to find. Therefore, I put together five different ways to locate a real estate investor for your next project by reverse engineering the investor’s own marketing techniques.
1. Internet Marketing
We all know how important the internet has become in everyday business. Real estate investors are not immune to the explosion of the internet. In fact, investors that have an online presence substantially increase their number of deals and potential income. So how do you find an investor online? Well you type in find a real estate investor. You’re going to get a few investors that have paid ads; however, the rest of the pages will be topics such as “ways to fund deals or how to start real estate investing” which are not useful for finding an investor. The best way I have found to locate an investor online is through your local Real Estate Investors Association or following blog posts to websites such as this one at www.lindhomes.com.
2. Bandit Signs
Bandit signs are widely used by investors as a cheap marketing technique. Investors will typically post bandit signs over the weekend to avoid any city ordinances since city employees do not typically work weekends. Bandit signs typically are placed on busy intersections or along interstate exit ramps. To find the investor behind the sign, just write down the name of the business or most likely the number on the sign.
3. Networking Events
Another excellent way to locate a real estate investor is via investor marketing events. As mentioned before, find your local Real Estate Investor Association’s website and join. Typically, the group will have free events monthly that can be attended by any interested parties. Some companies in your area will sponsor events trying to sell you a software package or real estate investor guidance formulas. Most of these events are free to attend the first seminar as they show you what they are offering. This is a great opportunity to network with others attending to use them as a resource to track down an investor.
4. Direct Mail
Many investors will also send direct mail letters out as a promotional implement. The investors will typically search public records to find probate properties, tax lien properties, or even drive around to locate distressed properties to send mail. If you receive a letter that is handwritten or indicates a promotional line such as “we can pay cash for your house now, “then open the letter and call the number. As always proceed with caution when contacting these numbers and never give out vital information over the phone.
5. Social Media
Lastly, social media has been an enormous base for advertising including for investors. Most investors will have all the social media outlets including facebook, twitter, Instagram, and even Linkedin. Just search for “investors” or “real estate investors” in your area on any of these social media platforms to locate your next investor.
Real estate investors can be difficult to locate at times; however, if you try these five techniques you should be able to locate an investor easily. Whether you want to sell your house or get out from under property tax debt, real estate investors can be a very useful source when you know where to look.
